Czechner factory park

The location of the building is determined by the original plans for the completion of the area, the shape of the plot intended for construction, the adjacent street, and the location of neighboring buildings. The building is set back from the street to improve the spatial width of Čechyňská Street and to create a logical connection with the adjacent OC NOSRETI building’s edge. The volume and height of the building are designed to blend seamlessly with the surrounding development. A connection is established with the park in front of the older OC NOSRETI building along Křenová Street.
The architecture adapts to the industrial character of the surrounding buildings. It is expected that the ground floor of the building will be occupied by local tenants. The service core is located at the center of each floor. In addition to the mentioned functions, the basement is equipped with large windows along the entire eastern and western sides of the building, providing with natural light. The other floors are designed as open, rentable spaces, with the flexibility for further division according to individual tenant needs. The facade consists of the ETICS system with a final two-layer-plaster, which imitates the appearance of concrete. It is creatively divided using vertical and horizontal lines into smaller components.
