Znojmo – Znojmo will no longer accept any further proposals for the third package of changes to the zoning plan, as the councilors voted on Monday. The proposals have been accepted for two and a half years, and now the city can begin the administrative process of amending the zoning plan, said Mayor Jakub Malačka to ČTK. After the elections, the new councilors must decide whether the city will create a new zoning plan to replace the one from 2014, or if a fourth package of changes to the current plan will be created.


While the previous package included approximately 100 changes, there are now five times fewer, so they could be approved within a year to a year and a half after meeting all the legal requirements for their issuance. "These are rather minor changes. A bigger change is the expansion of development around the manufacturing plant of the company Nevoga. This option is being examined," said Malačka.

According to Malačka, the current zoning plan is not bad, but he would likely support the creation of a new one. The reason is a new methodology from the Ministry of Regional Development, which standardizes the approach to creating zoning plans. Cities now have different colors for different functional areas in their plans; in the future, they should follow unified rules. "The ministry is also supposed to provide a grant for the preparation of a new plan. But it depends on the new council. If they want, they can just open the application process for another package of changes," said Malačka.

Znojmo is far from being in the same situation as Brno, which has a zoning plan from 1994, affecting the development of certain areas. "We have not had any problems with construction," said Malačka. He added that if needed, a developer could pay for expedited processing of partial changes to the zoning plan.
