Prague – A new square, green spaces including a central park, and a place for residents to meet and for markets are set to be created in the Písnice housing estate in Prague. The housing estate is also to be supplemented with several buildings. Cars could park underground or in a parking garage, and a community center for Písnice could also be established. This emerges from a study by the owner of the housing estate, CIB, which was presented to the public yesterday. The study was created for the developer by the Pavel Hnilička Architekti office.
The developer will use the study for further development of the housing estate. "We are not a classic developer that acquires a piece of land and tries to extract as much as possible from it. We cannot afford for a short-term investment to lead to a devaluation of the property," said Dušan Koňařík from CIB. According to Koňařík, massive construction would devalue the rest of the housing estate. The majority of the estate will remain residential.
A neighborhood square is set to be built next to the current Junior Club, which could host markets, for example. Shops and services could also be established in a two-story new building, allowing people not to have to travel to other parts of Prague for these services. A new community center for Písnice could then follow the Junior Club.
Smaller houses are planned to be built on the edge of the housing estate towards the family homes, creating a transition from family houses to large panel buildings. Smaller structures are planned, for example, along Výletní Street.
A central park connected to the Modřany gorge is also planned. The park will have trees around its perimeter, with a lawn in the center where people can spend their free time.
A square is to be created near the future metro station D Písnice in the area between Libušská and V Lužích streets, which will become the center of Písnice. "Historically, towns and villages have always had a square or village green, which has a symbolism that people can relate to," said Hnilička. Architects plan to place the entrances to the northern metro vestibule in the new buildings that will be constructed there. The square will be lined with trees and will have shops and services.
Parking could be addressed by the architects, among other solutions, with a covered parking lot. The roof would be green, connected to the adjacent building, and would thus form a garden for the respective apartments at the level of the parking lot's roof. "People would thus look not at the parking lot, but at greenery," said Hnilička. A three-story parking house could then be built on U Kurtů Street. "This is of course open to discussion," said Hnilička.
The fund of 739 apartments was purchased by CIB from the state company ČEZ. CIB Group submitted the offer through Office Rent Prachatice, later renamed CIB Rent Písnice. They paid 1.3 billion crowns for the buildings. Residents of the buildings protested against the sale at that time. The panel buildings were constructed between 1987 and 1990 and have undergone partial reconstruction.
