Prague - In regions outside of Prague, the prices of new apartments rose more slowly in the third quarter than in the capital city. In the regions, prices increased on average by 11.7% year-on-year to 54,658 crowns per square meter. In Prague, they rose by 17.7% to 102,916 crowns per square meter. The average price of a new apartment in the regions is thus roughly half that in Prague. This is according to data from the development company Trigema, which was based on the asking prices in the developers' price lists.


"The year-on-year increase is due to rising prices in the largest regions,"
said Marcel Soural, chairman of Trigema's board. New apartments increased the most in price in the Moravian-Silesian Region, by more than a third. In the Zlin Region, prices rose by 30 percent, and in Central Bohemia by about a fifth. Conversely, in the Liberec and South Bohemian Regions, new apartments decreased in price year-on-year by 1.2 percent.

The most expensive of the regions outside Prague in the third quarter was the South Moravian Region, with an average asking price of 65,373 crowns per square meter. It was followed by Central Bohemia (58,769 crowns) and the Plzeň Region (52,925 crowns). The cheapest new apartments are in the Ústí Region (41,749 crowns per square meter) and in Vysočina (42,585 crowns).

In the third quarter, developers outside Prague sold 1,040 new apartments, which is 37 percent less year-on-year. "The decline is caused by the record numbers of last year," noted Soural. The largest number of sold apartments was in the Plzeň Region (340), followed by Pardubice (185), South Moravia (175), and Central Bohemia (155). In the Ústí Region, not a single new apartment was sold, and five were sold in both the Moravian-Silesian Region and in Vysočina. In Prague, the number of sold apartments fell by 12.5 percent to 1,050.

The supply of available apartments outside Prague increased year-on-year by six percent to 5,450. "The largest supply of apartments is in Central Bohemia, South Moravia, Plzeň, Olomouc, and newly in Pardubice, where together they make up 80 percent of the regional supply," added Soural. At the end of September, there were 1,300 available new apartments in Central Bohemia, and 30 fewer in central Bohemia. The Královéhradecký Region had the least available (85). In Prague, the supply of new available apartments increased by 16 percent year-on-year to 4,650.
