Brno - The development of the Technological Park area in the Brno district of Medlánky is being approached by a new urban study prepared by the Office of the Architect of the City of Brno (KAM). The new urban plan proposes the area for the construction of an urban district on greenfield land. The urban study suggests block construction for housing, shops, and services. The main urban planning requirement was to ensure good permeability of the area and to prevent the creation of a mono-functional district. The study serves as a basis for the new urban plan and will be used for decision-making after its approval.


Currently, most of the nearly thirty-hectare area consists of freely accessible green space and arable land. The civic amenities of the area are insufficient, and in terms of commercial amenities, the area is only partially served. Job opportunities are primarily provided by research and science-educational facilities in the region. The majority landowner in the area is the Technological Park Brno company, which is owned by the city. The Technical University of Brno also owns facilities and land there, as well as several plots owned by individuals and legal entities.

The aim of the study was to examine the possibilities of a new urban district. In response to the need for civic amenities, the northern part of the area is designated for a sports hall for the adjacent elementary school. A local center for the planned district is also to be located in the northern part. There will be a town hall with a library and hall or multifunctional buildings for commercial operations.

According to the document, it is desirable to connect the center with the Castle Park and to support natural social ties between long-time residents and the inhabitants of the new district, as well as to meet the needs of existing residents. The study places a potential plan for the construction of a chapel directly adjacent to the Castle Park as a building surrounded by green space. On the western side, an area is designated for the construction of a school and kindergarten. In the southern part, the study accounts for private investors' plans and those of the Technological Park.

From a landscape perspective, the Castle Park and the hills of Medlánek and Střelecký Hill are crucial for the area and the surrounding locations. According to the authors of the study, it is necessary to build upon these values and further develop them by integrating them into the green space system. For the entire area, it is prohibited to place underground buildings or on-ground parking in areas designated for green space. Additionally, it is necessary to consider the principle of managing rainwater, including possible uses of rainwater for property operation and irrigation.

At the beginning of last year, the city leadership announced that it was considering the sale of land belonging to the Technological Park and adjacent to the city. This concerns about 12 hectares of undeveloped land. Mayor Markéta Vaňková (ODS) stated at that time that more specific discussions would take place after the urban study was completed. In October of this year, she reported that they are discussing the direction in which the park should move. A final decision has not yet been made.
