Liberec – A new residential neighborhood with 1120 apartments is expected to be created in the future on the site of the former Textilana in Liberec. This is an investment of about four billion crowns. However, for now, it is just plans on paper. The developer will present the completed land study to the public next Tuesday. According to the mayor of the city of 100,000, Jaroslav Zámečník, approximately 2700 people could live in the new neighborhood, so it will be necessary to address where children will go to schools or kindergartens.


"We will probably want to ask the developer for a contribution towards this future public infrastructure according to our newly prepared guidelines, but that’s all still ahead of us. On November 16, the entire land use study of the Textilana area will be publicly presented," Zámečník added.

The site of the former Textilana has been owned by the investment company Middle Europe Investments (MEI) since 2018. It has been unused for 20 years. The textile factory was located on the nine-hectare site for about two centuries, and today, its history is only remembered by the building of the former wool weaving mill Blaupunkt in the southwest corner near Klicperova Street. The other buildings have been demolished.

The study, which is already available on the city’s website, addresses a wider area than just Textilana. It concerns an area of about 14 hectares in the valley floodplain of the Harcovský brook, around which the Králův Háj, Broumovská, and Hvězdná housing estates are situated on the adjacent hills. A tram line to Jablonec nad Nisou runs through the unused area. According to the authors of the study, the basic idea of their proposal is to supplement the city's structure with a new neighborhood that will reflect the spirit of the former Textilana, connecting green spaces and the surrounding residential neighborhoods into a harmonious whole.

The authors of the study want to divide the area into two zones; in the central part, there will be a park accessible via main pedestrian routes. The area will be equipped with sports facilities, children's playgrounds, urban furniture, and water bodies. They also plan for streets to be lined with rows of trees. Avenues will also be along the busy Jablonecká street, which should be spanned by a bridge for safer pedestrian crossings.

The green space is expected to cover almost 4.5 hectares, with almost seven hectares for development. The plan includes the construction of ten residential buildings with 1120 apartments in four phases. The population density is expected to be 100 to 160 inhabitants per hectare. There should be 1610 parking spaces available, with 1350 in underground garages, 150 above ground, and 110 on the streets.
