Brno - The center of the Brno district of Žabovřesky may undergo significant changes. The private company Kozak Inn intends to demolish the Kozák hotel on Horova Street and build a residence with apartments, hotel suites, and shops in its place. The complex's centerpiece is planned to be a tower with 15 above-ground floors. The tower is expected to significantly exceed the surrounding buildings. The study of the changes has been approved by the Žabovřesky city council, said councilor Martin Benáček (Green Party) to ČTK today.

The Žabovřesky Greens recently protested vigorously against the construction of a supermarket on Přívrat Street. According to Benáček, they do not oppose the plan to build a new Kozák. The location on Horova Street, which is to become a commercial urban-class street according to Brno's zoning plan, supposedly allows for conceptualizing the building as "the culmination of the given urban space." If the investor wishes to build the complex in the proposed form, they will likely need to achieve a change in the zoning plan. The office indicates this in a statement attached to the complex study. The investor can apply for a change in the zoning plan, but it would have to be approved by the Brno council.
The new complex is expected to include approximately 85 apartments, 12 hotel suites, a restaurant, and other businesses. The developer plans to construct garages for 130 cars in the underground levels. Due to the excavation of the underground levels, about 30,000 tons of soil will need to be removed. According to the published study, construction is planned to start next September and be completed in October 2009. However, this is still just a plan; the investment timelines will depend on whether the company obtains the necessary permits, said one of the Fučík family members to ČTK.
