The well-known Brno dentist Jaroslav Klimeš decided in the 1930s to build his own villa. For this purpose, he purchased a plot in the Masaryk district, on what was then the emerging street Dr. Josef Koudela, now Marie Pujmanová, and entrusted the design of the building to his brother Otmar Klimeš.
Otmar Klimeš, born in 1890, established a joint studio in Bratislava in 1922 with architect Jindřich Merganec, focusing primarily on projects for family homes and later apartment buildings. The project for what is likely his only realization in Brno, in the form of his brother's villa, is dated 1934, and construction permission was issued in November of the same year.
The house is designed as a two-story structure, with a basement allocated for operational facilities including a caretaker's apartment, a wine cellar, a garage, a laundry room, a drying room, and other technical support rooms for the villa. In the ground floor part of the building, Klimeš included an entrance hall with a central staircase, a dining room, a men’s room, and the main living room of the villa, which is seamlessly connected to the winter garden, clad in green glazed tiles. The first floor is dedicated to the Klimeš children's bedroom and study and the bedroom of Mr. and Mrs. Klimeš. The whole building is permeated by an operational staircase leading to the walkable roof, where the Klimeš family could enjoy impressive views of the Pisárecké valley. Part of the roof features a still-preserved built-in shower and terrazzo benches.
The building deserves significant attention, among other things, for its façade design. While the main façade facing the street is conceived strictly symmetrically in the spirit of simple functionalist buildings, where the only decorative element is the protruding central risalit that hides the central staircase, the façade oriented towards the garden is an attempt at an organic approach and an effort to connect the internal spaces with the exterior of the villa. The dominant elements here become the glazed corner bay of the winter garden and the spiral staircase leading to the balcony of the main living room. The mass of the ground floor is partially utilized for the spacious terrace of the upper bedroom floor.
The construction of the Klimeš couple's villa was entrusted to the well-known Brno firm of Artur Eisler, and permission for its use was issued on August 16, 1935.
To this day, the villa has been preserved in very good condition, including a number of authentic details and some furnishings, thanks to the Makovský and Čoupkov families, who utilize and co-own the property.
