On the eastern side, there is a park with mature trees, the site of the Spanish fortress San Fernando de las Barracas. Auction Street, along the northern boundary of the lot, connects Mud Island with downtown Memphis via the A. W. Willis Bridge. The project is part of a large development area north of the city's commercial zone.
Design - the design is subject to the urban context of the site, responding to the corner of two adjacent streets with its shape. The area of the building is 1900 m², in the shape of a trapezoid, allows for situating outdoor parking for cars on its own land. The parking area is surrounded by a number of trees, thereby loosely linking to the adjacent park. Broken stone used in the parking area allows natural absorption of rainwater in open joints. The ground floor is designed with a combination of standard shopfronts and polycarbonate sliding walls of varying sizes. The façade is clad in bond masonry in four color shades, oriented in different vertical directions. Similarly, the windows of the individual residential units follow the vertical division of the façade. The southwest façade, diagonally dividing the entire lot, is entirely clad in polycarbonate panels combined with standard apartment windows. The residential units on the second floor are designed as two-bedroom urban apartments, open to the roof, with east-facing rooftop terraces. The third floor includes three loft-type units with open floor plans and two two-bedroom urban apartments. Two outdoor courtyards, located at the corners of the trapezoid facing the garden, have a southeast view; the garden is planted with wild greenery, typical for the local climate.
