In Prague's Záběhlice, a unique residential project Sky City Villas is being created, scheduled for completion in the second half of 2025. A series of minimalist villas designed by architect Ivan Kroupa connects modern architecture with sensitive urbanism and natural integration into the surrounding landscape. The project is being implemented by the company CONTI and is already attracting attention with its elegance and functionality, inspired by the villa quarters of modernism.

The greatest asset of this location is the views. Each villa is designed to provide a unique connection with the surroundings – panoramic glazing to the north offers a sweeping view of Prague, while to the south, it seamlessly transitions into the greenery of private gardens.

The architecture works with the concept of villas as "screens on a subtle base," which elegantly follow the slope and do not compete with each other. The main decorative element is the natural greenery, which subtly underscores the minimalism of the entire project.
The materials chosen for the construction are concrete, glass, and metal. The contrast between the rough texture of the plaster and the reflective glass enhances the purity of geometric shapes, with the first floor standing out prominently above the delicate foundation.

Each villa is designed in three layout variants, all masterfully utilizing natural light and the connection between interior and exterior. The living space on the ground floor is smoothly connected to the terrace and garden, which offers ample space for a pool, outdoor kitchen, or pond. Type B additionally includes a winter garden with rotating glass slats that allow direct contact with the surrounding greenery.
Interiors, designed by the studio Plus One Architects, build on the simplicity of the outer architecture. Natural materials such as wood, ceramics, or stone, combined with concrete or metal, create a luxurious yet understated appearance. The unique atmosphere is enhanced by roof skylights that bring specific light into the interior, giving it an almost sacred character.

Sky City Villas are not just about individual living but also about community. The villas connect to the existing villa development of a cul-de-sac, where residents primarily meet with their neighbors. The project also includes a small square intended for social gatherings, which fosters the creation of a friendly neighborhood environment.
Spacious basements offer amenities not only for parking but also for home wellness, wine cellars, game rooms, or cinemas. The entire project thus combines the comfort of urban living with a high standard of individual housing in greenery.
