The plot for the construction of a family house is located on the outskirts of the cadastral area of Železná in the municipality of Bělá nad Radbuzou, in a quiet environment, with panoramic views to the south towards the Protected Landscape Area of Český les and the adjoining game reserve with a pond. The land is gently sloping towards the south toward the game reserve, with which it borders from the south. Access to the land is from the north, from a local road.
The design of the house is based on the natural conditions – the lay of the land, sunlight, the direction of prevailing winds, views of the landscape, and access possibilities to the plot. The intention was to design an economical house that is sensitive to the surrounding nature, both in its adequate size, height, and mass, as well as in its economical layout, operation, and technology of timber construction. Therefore, the house has only one floor with a flat roof. The mass is derived from the construction site, from the orientation of the longer living area with views to the south into the game reserve. The technical part is then located to the north, in a separate wing perpendicular to the southern living part.
From the covered entrance, one enters a hall with built-in wardrobes, from which access is provided to the garages, storage and technical areas, as well as the living area. The hall leads directly to the kitchen through a large pantry or to the living space furnished with a functional seating area by Rolf Benz and a dining set from the same manufacturer. The space is complemented by a thermal accumulation fireplace. The wall behind the fireplace features a decorative concrete plaster.
The lower cabinets of both kitchen units are made of oak veneer in combination with black handles. The upper cabinets are decorated with an epoxy plaster. The first kitchen unit has a countertop made of Corian, while the second is made of natural granite.
A large covered terrace oriented to the south is designed for the living area, which protects the house from overheating. From the dining room with the kitchen, there is access through a large sliding glass wall on the western side of the house to an outdoor covered seating area, complete with an open grill.
The quiet zone with bedrooms is located in the eastern part of the southern house for reasons of intimacy and tranquility away from the public part of the house. Bedrooms for children are designed with their own social facilities (toilet, bathroom), as well as a bedroom for the parents, with its own dressing room, separate toilet, and a large bathroom. Surfaces in the bathrooms are again predominantly finished in epoxy plaster. All furniture is custom-made in combinations of white lacquer and oak veneer. Upholstered beds are from the German brand Ruf Betten. The interior was designed, manufactured, and supplied by InproDesign s.r.o., including all lighting fixtures.
The building has a vertical wooden panel construction for reasons of construction speed, economy, and energy savings. The wooden laminated ceiling profiles are exposed in the interior. The building is founded on a concrete slab and has a green extensive flat roof. Ventilated wooden cedar facades are used on the heated parts of the building, while the unheated masses are clad in local stone. The house is heated by a heat pump and has underfloor heating. Photovoltaic panels are installed on the roof of the garages. Rainwater is collected, used for watering the garden, or absorbed on the plot.
