The new family house is designed as a simple building with a ground floor, an upper floor, and a flat roof. The plot is situated among older low-rise buildings of family and apartment houses.
The placement of a separate garage has resolved the use of the less quality part of the land and the separation of the garden from the street communication. Between the house and the garage is a pass-through space connecting the differently sized masses, which are distinguished by the color of the plaster. The connecting structure is clad in wooden slats that align with the wooden railing of the terrace. On the side facing the public road, the railing is higher and closes the terrace from the view of the street. The roof of the garage is greened with extensive plants.
The layout of the house on the ground floor is open. The kitchen with a dining area is separated from the living area by different floor levels and the mass of a double-sided fireplace. The living rooms are connected to the outdoor terrace and garden by large glazed walls.
On the ground floor towards the access road, there is a small apartment.
On the upper floor are the bedrooms and bathrooms. The parents' bedroom, study, children's room, and bathroom are oriented towards the internal winter garden, which is covered by a glass skylight with glazed sliding walls. From the hallway with the staircase, there is access to a terrace designed on the roof of the connecting corridor between the garage and the house, visually linked to the green roof of the garage.
The house is designed as low-energy with heating and recuperation. Preparations have been made for heating with a heat pump. To ensure thermal and light comfort in the interior of the house, the windows are fitted with external aluminum blinds.
The structure of the house is masonry with reinforced concrete ceiling slabs. The external walls are Porotherm with a thickness of 36.5 cm + thermal insulation facade system of 10 cm, northern facade 15 cm. The roof is a flat reinforced concrete slab with sloped concrete, thermal insulation, and PVC waterproofing. The windows are aluminum, the internal doors are wooden, and the floors - the ground floor has tiles, while the upper floor has wood and tiles.
The investor had a clear vision of their future home. The concept of the building presented by our office was accepted and further developed in mutual agreement on the details into the final execution form.
