Purpose and Location of the Building

Situation
The plot in the southern part of the village of Brno – Jehnice, in the area of newly constructed houses, has an approximate rectangular shape with dimensions of 23x33 m. The house is situated in the western part of the plot near a newly built street.

Architectural Solution
The ground floor is made of a brick structure coated with white plaster. The attic is lightweight, covered with wooden slats. The roof is covered with burgundy-red ceramic tiles. The house is generously glazed towards the garden and also to the south – in the direction of a nice view of the countryside. The hipped roof is connected to a pergola that shades the roof terrace. The hipped roof overhangs the footprint of the house by approximately 1.2 m to protect against the weather and also to provide natural shading against unwanted summer overheating (sun high above the horizon). Aluminum external blinds serve as shading elements with an additional thermal insulation function.

Layout Solution
The ground floor is divided into two main areas – a social area and a quiet area. The entrance to the house is from the west side, with a hallway providing access to the WC and a service area connected to the kitchen. From the hallway, one enters the main living room (living room and dining area) that connects with the kitchen. From this room, a single-run staircase leads to the attic. Both the eastern and southern sides lead to an outdoor terrace. The quiet area on the ground floor consists of a study, bedroom, bathroom, and dressing room. The northern part of the ground floor is dedicated to the garage.
The attic comprises a stair hall with a library, from where the guest room, bathroom, technical room, and roof terrace are accessible. From the guest room, there is also another entrance to the second eastern terrace.
On the northern side of the house is an unheated cellar located in the basement.
