Multifunctional Building Bratislavská

The multifunctional building is a completion of a gap in the existing development of apartment buildings. The building respects the building line of Bratislavská Street. In contact with the gable of the neighboring apartment building, the proposed mass retreats and connects to the existing sloping saddle roof. The western facade of the building respects the design solution of the Urban Plan of the city of Brno - the building line of the new urban boulevard. The building is designed as eight stories high with one underground floor. It has two communication cores and a courtyard gallery. In its form, the building attempts to communicate with the existing development of quality apartment buildings in a historicizing style. The facade features large windows arranged in a regular grid for residential spaces, with their reveals finished in white plaster. Semi-sunken loggias and balconies are positioned on the southwest and southeast sides. The facade is clad in raw brick strips, which through their texture and changing colors give the building a natural, smaller scale. The two-story ground floor is clad in black granite, with the shopfronts featuring arched glass at the corners and polished stainless steel glazing profiles. The mass of the eighth floor serves as a height accent for the newly formed corner of the future new urban boulevard.
The building contains commercial spaces on the first floor (1.NP), administrative offices on the second floor (2.NP), and apartments on the third to eighth floors (3.-8. NP). The underground floor (1PP) hosts garages and technical rooms. The entrance to the garages is situated on Bratislavská Street, which contains a car lift that services parking spaces on the first floor (1NP) and the underground floor (1PP). The second floor (2.NP) features administrative areas with adequate social, sanitary, and storage facilities. The third to eighth floors (3.-8 NP) consist of residential areas. The categories of apartments are 2+kk, 2+1, and 3+kk. All apartments have either a balcony, loggia, or terrace.
