The pension is located in the Bystrc district - in the area of the Brno reservoir, Kozí horka. The plot is situated in the original recreational area, where a two-story building of a recreational center from the 1960s once stood. The plot is significantly sloped, and on the eastern side, it opens up to an impressive view of the Brno reservoir. Access to the building is located along the western boundary of the plot.
The building is designed as a simple compact prism set into the slope with a protruding terrace and staircase on the eastern side. The eastern facade opens in its full width towards the reservoir, and at the roof level, it is terminated by a prominent cantilever of a canopy made of exposed concrete with circular openings. The motif of the canopy is also repeated on the western facade above the entrance to the house. In the same rhythm as the openings in the canopy, skylights that rise above the roof level are designed in the form of white cylinders, illuminating the central section of the house. The remaining facades appear closed and are pierced by simple horizontal window openings. The entrance is highlighted by solid doors and a large glazed wall made of frosted glass. On the northern side, there is a ramp leading to a triple garage on the first floor.
The entrance to the building is designed on the second floor from the side of the access road. The entrance hall immediately connects to a social area with a fireplace. From the social area, access is available to the central hallway and the quiet area, which includes bedrooms, bathrooms, a toilet, and wardrobes. On the ground floor, in connection with the garden, there is a living kitchen with a dining area, a covered pool, and adjoining technical spaces, storage, and a garage. The garden will be arranged for recreational use with an outdoor fireplace and a pergola. It is also possible to descend into the garden via a comfortable outdoor staircase from the terrace on the second floor.
The building is finished with white plaster. The window openings are filled with aluminum profiles. The interiors feature solid wood floors and travertine tiles with flush skirting. The walls are plastered with gypsum plaster. The central section has a lowered gypsum board ceiling. The doors are white, lacquered, flush with the plaster or cladding.
