Technical description of the new residential building of the Central Union of Agricultural Cooperatives in Prague II.

Situation. The building plot at the corner of Štěpánská and Žitná streets has a sharp angle, which is disadvantageous for the layout and especially for visual solutions. Therefore, at the corner, the building line was set back, and the sharp angle was smoothed with a gentle curve that transitions into a perpendicular dropped down to the building line of Žitná street.
Layout. A spacious vestibule leads from Žitná street to a three-armed staircase and two elevators that connect the basement to the 6th floor. The elevators are equipped for bi-directional travel. The passageway from Štěpánská street serves both for transporting fuel to the coal cellar and for delivering goods to commercial storage areas via a covered freight elevator located in the courtyard. On the ground floor, commercial rooms with accessories and the housekeeper's apartment are arranged, while the 1st and 2nd basement levels house two mechanical laundries with drying rooms, a boiler room with a machine room and coal storage, storage rooms for commercial premises, cellars for apartments, and an air raid shelter. The floors are arranged with 4, 3, and 2-room apartments, two 2-room apartments, and 1 studio apartment with kitchens. At the courtyard level, a room for garbage containers is provided, accessed from covered balconies of the staircase landings.
Construction of the load-bearing structure is based on a system of reinforced concrete frames with cantilevering consoles extending into the streets. The bay window protrudes 65 cm in front of the building line. The foundations consist of continuous reinforced concrete strips. The ceilings are paneled, with heating coils of the "Crittall" system embedded in the ceiling panels. Window sills are made of 6 cm thick monier, which is firmly connected to the load-bearing frame of the building as well as to the concrete window sills. Next is a 5 cm air gap, followed by 15 cm thick masonry made of hollow bricks. "Dutopor" branded bricks were used as infill masonry. All partitions and ceilings are acoustically isolated from the load-bearing structure. The outer pillars are thermally insulated. The staircase is reinforced concrete, with the stair treads covered with granite slabs, and the risers and stairwell sides covered with orlit slabs. The railing consists of a system of iron posts and frames filled with raw glass. The continuous staircase window has all wings that can be tilted (patent "Ippen").
