The multifunctional building St. Anna is located in the center of Brno in the built-up area at the corner of Hybešova and Leitnerova streets. Historically, the area at the turn of the century was bounded by the streets Hybešova–Bezručova–Křídlovická, and around 1930, the street front was opened, creating Leitnerova Street. The left corner was built up, and gradually the left part of the street was developed. The right part remained untouched, and the existing building No. 41 was finished with a gable. Currently, the plot is in the midst of newly developing construction, and the surroundings are well-equipped with public amenities – schools and healthcare facilities, shops, and restaurants are in close proximity. Public transport – the tram stop Hybešova – is within reach. An important aspect is the proximity of an extensive inner block, in the northern part of which lies the largest memorial tree in the city of Brno – the state-protected 34-meter high maple-leaved plane tree.
The aim was to design an aesthetically and materially high-quality building with many interesting features, such as regular lines of windows with sills clad in red clinker strips, continuous balconies made of exposed concrete, and stairway walls made of glass-concrete blocks. The building has a commercial ground floor with several retail units, and access to underground garage parking is provided from Leitnerova Street.
The intention of the project was to integrate the new building into the existing context, where buildings with typical features of Brno interwar functionalism and quality eclectic architecture from the late 19th century appear. The shape of the building thus corresponds to modern architectural trends while respecting the atmosphere of this part of the city.
