The addressed area is located directly by the Kysuca River and simultaneously right next to the city center, in close proximity to the pedestrian zone and the historical core. In direct contact with the proposed development is the riverbank with quality tall greenery, which is connected to the city by green corridors between the planned buildings all the way to the existing part of the city.
These car-free green spaces link the existing Kamence with the river and offer a wide range of situations and activities for new and current residents, so that the new development does not act as a barrier but as a connecting element between the city and the river. The area is organized into strips connected to the existing structure by streets with entrances, common spaces, amenities, and parking.
The new zone will consist of 26 residential buildings with 540 to 720 apartments. The construction will take place in ten phases, during which complementary functions are also planned, such as multifunctional buildings with commercial spaces, public areas, a kindergarten, a relaxation center, sports facilities, car-free safe zones, plenty of greenery, and primarily contact with the river while being close to the city center.
The project includes several types of houses, with varying heights, layouts, orientations, and characteristics of public spaces. From private front gardens, to gardens and terraces shared among residents of individual buildings, community spaces for residential blocks with playgrounds, ping-pong tables, picnic areas, to public spaces.
In the vicinity, there are panel apartment buildings, as well as family houses, which are most often associated with the idea of quality living. On the other hand, greater density, in combination with a quality environment, is a more sustainable way of building, economically, socially, and in terms of the environment and the functioning of the city. Therefore, it is important that the new quarter represents an environment that addresses the individual needs of various residents. There are different types of houses, apartments. Ground floor apartments with front gardens, rooftop apartments with terraces, various sizes, different types of loggias, balconies, various orientations, various views... Each apartment has access to a community garden on the ground floor, connected to the common space of several buildings. The space extends into the public area within the quarter center – the existing part of Kamence and the Kysuca riverside, which provide new and original residents with a common platform and create a pleasant place and city to live in.
